Partitioning, Drylining &
Suspended Ceilings in the Midlands

A building's layout decides how it works. Cramped open plan offices kill productivity. Poor acoustics turn every phone call into a distraction. Tired suspended ceilings drag down a space that would otherwise look sharp. Prodec & Maintenance reshapes commercial and industrial interiors across the Midlands with partition walls, drylining and suspended ceiling systems built to last, not just pass a snagging list.

We work with offices, warehouses, retail units, education and healthcare buildings, and homeowners converting lofts or extensions into finished rooms. Whatever the space, we plan the layout properly before a single stud goes up

WHAT WE DO

Partitioning

We design and install stud partition walls to divide open spaces into offices, meeting rooms, storage areas or private zones, without the cost and mess of a structural build. Partitions can be built to full ceiling height for privacy and acoustic separation, or as half height dividers where you need zoning without closing a space off completely.

Drylining

We dryline walls and ceilings to a smooth, paint ready finish, whether that's boarding out a new partition, upgrading old plaster, or finishing a loft or extension. Drylining also lets us add insulation and improve the acoustic performance of a room as part of the same job, rather than as an expensive extra.

Suspended Ceilings

We install suspended ceiling systems for offices, retail units, warehouses and public buildings. A suspended ceiling hides pipework, cabling and ductwork behind a clean, uniform finish while giving easy access for maintenance later, and it's often the fastest way to transform how a space feels without touching the structure above it.

WHY GET THIS DONE PROPERLY

Bad partitioning and ceiling work does not fail immediately. It fails six months in, when a stud wall flexes because it was never braced correctly, or a suspended ceiling grid sags because the wrong tile weight was used, or a drylined wall shows every joint because the taping was rushed.

We plan every job around the building's actual structure, the fire and acoustic ratings the space needs, and how the room will actually be used day to day. A meeting room needs different acoustic treatment to a warehouse mezzanine office. We do not install the same specification everywhere and call it done.

What that means in practice:

  • Partition layouts planned against your floor plan before installation starts, not worked out on site as we go

  • Fire rated and acoustic rated partition systems specified where the building or its use requires them

  • Suspended ceiling grids installed level and properly supported, built to carry the tile weight and any fixtures going into them

  • Drylining finished to a standard ready for paint or decoration straight away, with no remedial skim needed

  • Minimal disruption scheduling for occupied buildings, including phased work so only part of a space is out of use at a time

FREQUENTLY ASKED QUESTIONS

What's the difference between partitioning and drylining?

Partitioning is building a new stud wall to divide a space. Drylining is boarding and finishing a wall or ceiling surface, whether that's a new partition or an existing structure, to a smooth paint ready standard. Most jobs involve both.

Can you install fire rated or acoustic rated partitions?

Yes. We specify fire rated and acoustic rated partition systems where the building's use requires them, such as in offices, education buildings or multi occupancy properties.

Do I need planning permission for internal partition walls?

Usually not, since non structural internal partitions typically fall outside planning permission requirements. Larger commercial fit-outs may still need building regulations sign off, which we can advise on as part of the quotation.

How long does a suspended ceiling installation take?

A single office or retail unit is often completed within a few days. Larger commercial spaces are scheduled in phases so occupied areas are not disrupted longer than necessary.

Can you work around an occupied office or business?

Yes. We plan installation around your operating hours and can phase work so only part of a space is out of use at any time.

Do you do this kind of work for homeowners, not just businesses?

Yes. We take on residential partitioning and drylining, particularly for loft conversions, extensions and room reconfigurations, across the Midlands.

What areas of the Midlands do you cover?

We carry out partitioning, drylining and suspended ceiling work across the Midlands, for both commercial and residential clients. Get in touch with your location and we'll confirm straight away.
